The focus is simple: give you clear visibility into your budget and progress, review payments before they go out, and help you make informed decisions throughout the project — including finding a builder if you don’t have one yet.

Every build is different. The packages below cover the most common levels of support, but I’m happy to customize the scope to fit your needs and budget.

Whether you need a three-builder compare before you sign, a thorough pre-construction review of an existing contract, lighter monthly oversight, or full representation from kickoff through closeout, we can structure something that works.

Contractor Selection (RFP)

Who it’s for: You don’t have a builder yet.

Site visits: As needed for interviews

Fee: $6,000 – $9,000 fixed

Pre-Construction Review

Who it’s for: You have a builder / you’re about to sign.

Site visits: Not required (1 optional)

Fee: $2,800 – $4,500 fixed

Construction Monitoring

Who it’s for: You’re already building and want structured visibility.

Site visits: 1 per month

Fee: $650 – $1,100 per month

Full Owner’s Representative

Who it’s for: Full advocacy from kickoff through closeout.

Baseline budget and ongoing tracking
Every draw reviewed with a recommendation
Change-order analysis, reporting, and closeout support

Site visits: 2 per month

Fee: 1.5% – 2.5% of construction cost (staged payments)
