Thin allowances, payments ahead of the work, and the questions to ask before you sign. Written report in five business days.
Site visits: not required, one optional.
Fee: $595 flat. Credited to Pre-Construction Review if you continue within 30 days.
Pre-Construction Review
Who it’s for: You are about to sign.
Plans, budget, and the contract terms that move money. A readiness summary before you commit.
Site visits: not required, one optional.
Fee: $2,800 – $4,500.
Construction Monitoring
Who it’s for: You are already building.
Each draw checked against the work in place before you release it. One visit a month to observe and report. I do not run the job.
Site visits: 1 per month.
Fee: $650 – $1,100 a month.
Services
I provide owner’s representative support for custom homes, teardowns, and remodels in Middle Tennessee. This is the same role commercial owners already hire. I work only for you.
The focus is visibility into the budget, a review of each payment before it goes out, and a read of the contract when something changes. So a surprise has a reason, and you do not have to take a number on faith.
